What Does a 3 Million Dollar Home Look Like? Let’s Compare Vancouver and Kelowna

In 2020, two-story homes are selling for an average $2.1 million in Vancouver, BC. Here in Kelowna, BC, two-story homes average $750,000.

Do the math yourself – single-family homes are nearly 3 times more expensive in Vancouver compared to Kelowna. But this difference may not last forever.

The Central Okanagan has seen a boom in housing sales throughout the summer of 2020. The chart below from OMREB shows year-to-date July housing sales for 2019 (blue) vs 2020 (orange).

Single-family home sales above $650,000 have all increased since 2019, but the largest increase was in the luxury housing segment at $1 million and over. There were 149 luxury home sales in the Central Okanagan in July 2020 compared with 91 luxury home sales by July 2019 – a massive 64 percent increase.

Let’s start by exploring three Vancouver homes on the MLS around $3 million.

481 West 17th Avenue – $2.75 Million

Our first property is a “revitalized” 3,500 square foot home on a 0.146 acre lot. Built over 100 years ago in Vancouver’s Mount Pleasant neighborhood, this “charming” and historic single-family home features 6 bedrooms, 4 bathrooms, a retrofitted kitchen, remodelled interior, a fenced yard, and an eye-catching bottle-dash stucco exterior. The original owner was likely born sometime around 1890.


 

3536 West 1st Avenue – $3.35 Million 

Next in our Vancouver tour is this 3,750 square, 3-story A-frame built in 1912. That’s the same year the Titanic set sail. This mostly well-kept property has an aged exterior with a remodelled interior featuring hardwood floors and synthetic marble countertops.

Much of this property’s value is driven by the prime location on West 1st near Jericho Beach in the trendy Kitsilano neighborhood.
